Raymond Family Community Center & WARC Renovation Project: RFP – Construction Manager at Risk (CMaR)

The Williston Parks & Recreation District (WPRD) is requesting qualifications from experienced firms to provide Construction Manager at Risk (CMaR) services for the Raymond Family Community Center (RFCC) and Williston Area Recreation Center (WARC) Renovation Project.

The selected CMaR will provide both pre-construction and construction services and will work collaboratively with WPRD, JLG Architects, facility staff, user groups, City of Williston departments, and other project stakeholders throughout design and construction.

Project Overview

WPRD is undertaking a comprehensive renovation and modernization of the Raymond Family Community Center (RFCC), along with selected improvements at the Williston Area Recreation Center (WARC). The project is intended to improve accessibility, functionality, user experience, operational efficiency, and long-term facility performance.

The selected CMaR will provide preconstruction services including estimating, value engineering, constructability review, scheduling, phasing, and Guaranteed Maximum Price (GMP) development, followed by full construction management services.

WPRD reserves the right to modify this schedule as necessary to serve the best interests of the District.

    The Williston Parks & Recreation District (WPRD) has concluded the request for qualifications process for Construction Manager at Risk (CMAR) services related to the vertical facilities portion of the Williston Municipal Golf Course Renovation Project. Bid results will be announced at the June 16 Park Board meeting.

    RFQ_WMGC Renovation_Vertical Structures CMAR 

     

    Project Overview

    WPRD is undertaking a comprehensive renovation and expansion of the Williston Municipal Golf Course (WMGC), including expansion from 9 holes to 18 holes. The project includes construction of multiple vertical facilities and associated site improvements.

    The selected CMAR will provide both pre-construction and construction services and will coordinate closely with the Owner, design team, and other contractors.

    Vertical Facilities Include:

    • Overall Building Area (~15,000 SF):
      • Clubhouse (~8,500 SF) with dining, bar, event space, kitchen, and support areas
      • Cart storage and lower-level facility (~6,500 SF)
    • Maintenance facility and equipment storage
    • Irrigation pump station and associated structures
    • Driving range building/enclosure
    • Public restroom facilities
    • Primary and overflow parking areas
    • Associated site improvements tied to vertical construction

    All horizontal golf course work (irrigation, grading, utilities, and course infrastructure) will be performed under a separate CMAR contract.
